January 2010 Market Report

TREB Marketwatch Jan 2010 January is usually a good time for Realtors to take a Holiday with their families as the real estate market generally starts the year off slow. Not January 2010. The year started with a BANG!

Greater Toronto Realtors reported 4,986 transactions through the Multiple Listing Service in January 2010. This was a significant increase of 87% over the 2,670 sales in January 2009. Lets keep things in perspective though. Remember the real estate market was in a deep freeze for the first few months of 2009 due to the world wide financial meltdown in September 2008. Last month’s sales were slightly higher than the January average in the five years preceding 2009.
 
Condominium apartment sales accounted for 26.4% of all sales in the GTA and a whopping 47% of all sales in the 416 area, evidence that a condominium is still an affordable purchase option.
 
“The GTA housing market has rebounded well from the lows experienced at the beginning of 2009. Sales climbed back to healthy levels across the GTA because the cost of home ownership remained affordable,” said TREB President Tom LeBour. Consumers are getting increasingly confident and that is showing up in strong sale figures. First time home buyers are still fuelling the market as the cost of renting in many situations is now higher than the cost of servicing a mortgage at historically low interest rates.
 
The average home selling price in January 2010 climbed 19% to $409,058, compared to $343,632 in January 2009.
 
Upward price pressure is still an issue in the market because of low inventory. Bidding wars are still commonplace.  Active listings in January 2010 are down by 47% compared with January 2009 while the average days a listing is on the market has decreased from 45 days to 27 days. More listings are predicted to come on the market this Spring. We are already seeing an increase in listings in some areas.
 
” Expect strong annual growth rates for existing home sales and average price through the first quarter as we continue to make comparisons at the beginning of 2009,” said Jason Mercer , TREB’s Senior Manager of Market Analyses. The hot market is expected to cool off in the second half of 2010 due to higher interest rates, the implementation of the HST and more inventory .
 

New Immigrants To Canada

” We are new immigrants to Canada and it’s been one and a half years since we arrived in Toronto. We really wanted to own our own home. We did not know anything about Real Estate in Toronto so we contacted the Toronto Real Estate Team and David took the lead from the very beginning.

Uncertaintly Turns To Comfort

“My wife and I have just completed our first home purchase and I would like to thank David for the service that he provided.

As a first time home buyer I was unsure where to begin and there were many things about the process that I did not understand.

Upon first meeting David I was very comfortable. He took the time to explain the home buying process to me and he was very patient in answering all of my questions. David was really on top of every aspect of my home search over the months that we spent together. He approached every meeting with the same enthusiasm, the same patience and the same commitment to my wife and I . He even answered my emails late at night!

We were happy in the end to have met David. He introduced us to a mortgage specialist, a home inspector and our real estate lawyer. He took care of all of the details after our offer was accepted which really saved us a lot of time and effort. He even picked up our keys from our lawyers office and delivered them to us on our closing day!

Had a Bad Experience Before

” I just filled out your feedback form but felt the need to elaborate more.

I found your office and David Stoddard through an mls listing. I can’t believe my luck!

After a previous horrible real estate experience a few years ago, I was not anxious to enter the market again even with the great mortgage rates and real estate prices.

Really I was “playing” with the mls listings, seeing what I could and couldn’t buy but not entirely serious.

That changed after the initial emails and calls placed with David. He put me so at ease, I didn’t feel rushed to buy the first thing he showed. He didn’t mind the numerous emails asking him to look into different properties which were quite different than each other and in very different areas.

He was able to assess my needs by looking at what I was bringing to him and what I was interested in from the listings he sent me. He even went as far as pointing out concerns that I would have missed had he not be on my side. This to me was a new experience, as I only had my past real estate broker to compare with and the difference was off the charts!

From start to end he has always made himself available to answer questions, walking me through the searching, finding, legal & closing process. Words can’t even express how impressed I am with his service! Before this I did not have a good impression of the real estate business, he changed my mind.
